what we hope to include in the land contract

What we would like to see included in the contract

Our goal is to save the land as a legacy for future generations ahead of us.
   
We might be tempted to co-own with somebody if they acted only as a silent angel and allowed our family to slowly buy it back from them over the generations to come.  

But the contract would state that

 1) our name always on it and one room always available to us to stay in.

2) debt amount and interest rate have a permanent maximum amount(can be lowered but can't be raised), set when the contract is signed, so that we can reasonably pay it off.

 3) internal house design & feel always stays same with our story getting to be told

(If our items taken out they must be willing to pay for the storage of such items)

4) we get to do all changes and repairs and have it all be videoed and shared

5) yard is always to have an edible foodforest feel to it and any profit from plants that get sold from the land or any money made will go towards paying off the debt that the estate owes, so the estate/trust can always have the chance to buy itself out from them even if we cease to exist and don't have heirs.

Again 

1) our name/trust's name being required to always be on the title no matter how many the investor's portion changed owners. Also, we must always be allowed to live there in atleast one room. And our family can never be evicted.

2) the amount we need to buy it back needs to be set in stone with no time limit (can be lowered but never raised).

 3) the internal layout of the home stays the same with our own personal story getting told.

4)  all changes to home are videoed, 
done by us and allowed to be put on our personal YouTube channel.

5) yard is always to have an edible foodforest feel to it and any profit from plants that get sold from the land or any money made will go towards paying off the debt the estate owes so the estate/the trust can always have the chance to buy itself out from them even if we cease to exist and don't have heirs.


That those items listed above are always set in stone and can never disappear. 

Also neither party will be allowed to use the home as collateral. 

And making sure we are clear: our name would have to be on title, there would be no time limit to how long it takes to buy you out with no price increases, we can be never be evicted and we get full control over any changes and be allowed to video any changes that are made, though internal structure and feel and essence must always stay the same, and yard is always to be evolving towards a good forest forest teaching space of rejuvenation.

Originally posted  november 09, 2025 10:07am To catch people up on what happened or on what was supposed to happen . So we made a deal with a consultant where he would find someone who would buy my ex out and who would then let us but back the home from them.   What we had understood was that we would be forfeiting our share of the home in order to have more time to raise up the money to buy back our home.. As we had understood it, rent and taxes would be covered for a whole year and we would have exclusive rights to buy back the home for at least a year. With continued living there as an option as long as we could come up with the rent money. But then one month in,  all hellstarted to break loose  when the neighborhood started going after our yard for things that for attributesthat had been tolerated and basically grandfathered in lreviously, but right after the home switched hands they started nitpicking about every little details...  and then...

Some bits that we want to ensure

One) we need to make sure that after mom passes away that we are going to be given several years to both one) recover and two) to be able to sort through & organize everything that is there and to sell off 80% of the non edible plants while we make room for and get started on bringing in the perennial  edible plants that will take a couple of years to get established and become productive.  During this time, neither the estate or us will be bringing much, if any, money in --- but the taxes & utilities will still need to be paid.   (I will be lucky if selling the non edible plants will bring in enough money to be able to buy the edible plants.) So we will need the silent investor's help during this time.  We suppose it could be made so that this money will need to be paid back before the estate could be considered "bought back" Two) we will need reassurances that the silent angel investor will help make sure that the estate will be able to buy itself...

Mission Statement

Mission Statement for our Home Project: To digitally record the evolution of our home and our  lives (with a video, audio, & photographic record of whatever we see, hear, observe experience) as we slowly learn to live in regenerative symbiotic harmony both with our home, with ourselves, with each other, with the wildlife and with the overall world around us and with life itself, in order to be able to share this journey both with our future selves, and others, along with whatever future evolving AI comes to exist... Our goal is to be able to do this with the  home and land we have a history with and which holds great sentimental historical value to us.  We wish to be able to utilize our family's land with which to share both our own journey in hopes that will inspire others a a different way of living & thinking that that connects to our past and our desire to teach what we have been learning about creating a food forest edible ...
